Pacific Northwest Decks provides structural deck repair in Spokane and Coeur d’Alene for decks that still have enough life left to justify the work.
Before we take on a repair, we take the whole deck into account. The question is not whether one damaged part can be patched. The question is whether the repair will meaningfully extend the life of the deck.
For us, deck repair is structural. Replacing footings, posts, or beams is different because that work can be retained for a future rebuild. We do not patch failing deck boards, joists, railing, or poorly built framing. If the repair does not benefit you long term, we will not do it. A short-term repair that leaves you with the same problem is not something we are willing to put our name on.
Structural deck repair focuses on the support system of the deck. This includes footings, posts, and beams. This is not surface patch work. We do not repair rotten deck boards, failing joists, unsafe railing, or framing that was built wrong from the start.
If your deck boards are rotten but the underlying structure is in good shape, the project can potentially be resurfaced. If the railing is unsafe, the joists are failing, or the framing was built wrong, the deck needs to be replaced.
Most repairs we accept fall into a few situations. If water gets trapped by trim or poor waterproofing, a beam can rot to the point of failure while the rest of the deck still has life left. Posts and footings need to be replaced when the bottom of the post is too close to the ground and rots out. Footings need to be replaced when they were poured too shallow and the deck has settled or heaved. Repairs can also come up during a resurfacing project when the frame needs to be planed or corrected so the new decking sits flat. These are the repairs worth doing because they actually extend the life of your deck.
Our process starts when you send photos and videos of the deck. Based on what you send, we will tell you the most likely outcome from the information available: structural repair, resurfacing, replacement, or if we’re not a good fit.
If the damage fits the kind of structural repair we are confident can make a difference, we inspect the whole deck. We look for water damage, wrong fasteners, missing connections, sinking, and whether the issue is localized or part of a larger failure. From there, we define the scope, provide a proposal, and give you realistic expectations. Structural repair often uncovers more unknowns than a full replacement, so we are clear about that before the work starts.
Some clients prefer to spread payments out instead of paying for the full project at once. When available, financing options can be shown directly through our JobTread proposals so you can review estimated monthly payments while looking at the scope of work.
Pacific Northwest Decks does not provide the financing or receive a kickback if you choose to use it. Financing is handled through a third party, and the terms are between you and the lender.
Rotten deck boards are not a structural repair. If the boards are rotten, cupping, pulling screws up, or failing across the deck, the decking is at the end of its life. Replacing a few boards does not solve that problem. If the frame underneath is still in good shape, the project can potentially be resurfaced. If the frame is also failing, the deck needs to be replaced.
A loose railing is not a cosmetic issue. It is a safety issue. If the railing is loose, failing, or poorly attached, it needs to be replaced, not repaired. We are not willing to take on a railing repair that transfers the risk and liability to us.
We can repair a deck before a sale if the repair actually solves the structural issue. We will not do minimal work to hide a failing deck, make it look better for inspection, or pass risk to the next buyer. If the deck needs to be replaced, replacement is the only option we will provide. A repair only makes sense when it extends the life of the deck and addresses the issue, no matter who owns the home.
Photos and videos help us understand the condition of the deck before scheduling an on-site visit. This saves us both time if the project is not a good fit for us. We are looking for signs of rot, failing posts, beam issues, sinking, poor connections, and whether the problem looks localized or part of a larger failure. From there, we can tell you the most likely path: structural repair, resurfacing, or replacement.
Structural repairs often uncover more unknowns than a full replacement because we are working around an existing deck. Once the failed area is opened up, we may find missing flashing, wrong fasteners, hidden water damage, or more framing damage than was visible from the outside. That is why we set realistic expectations before the work starts.
